This is a thank you letter for all the expertise, help and support that Teresa Penner provided during the sale of our house in Topanga, located at 516 Glen Trail.
I asked Teresa to give us your contact information because both my husband and I thought that Teresa’s professional performance was outstanding in moving us toward a successful offer on the house and the eventual closing of a very difficult escrow.
How was Teresa helpful?
Her experience was invaluable in helping us prepare our very old house to be presented to prospective buyers. Her suggestions were on target and we moved forward at our own pace to accomplish them. We appreciated her understanding that we couldn’t get to everything immediately, and the fact that she stayed helpful and positive over the months we were on the market. The market was moving and changing as we went through this process, so we kept identifying new areas to address with her assistance. And of course her counsel on pricing was invaluable.
In March we had accepted an offer from which the prospective buyers then walked away. Teresa maintained a positive and hopeful approach with us and helped keep our spirits up during this time.
When another offer came in, we were all thrilled. I know you were involved in some of the conversations about the buyers and their agent, but we are very aware that Teresa’s proactive approach, attention to detail and knowledge of what needed to happen kept the process moving forward in spite of delays and lack of follow-through on the part of the buyers and their agent.
Through all of these ups and downs, our connection with Teresa remained strong and she helped us focus on our goal of selling our house. and remarkably patient negotiator. We always trusted your instincts and you
wisdom. And you were always right! What we especially like about working with
you is that you are a person of your word. When you say you are going to make
something wonderful happen, you always come through. As clients we have the

Dear Teresa,
As the producer of a television series I thought that I was
well versed in dealing with conflicting egos, scheduling
deadlines and an endless amount of minutiae all in the name
of creating a presentable product. After the recent
experience of going through escrow with you on my house on
Hillside, I realize what you do is not unlike producing, but
the results have much more import than the entertainment
that I work on.
Your tireless dedication to detail, and stubborn refusal to
let the seemingly unending series of difficulties jeopardize

I have known Teresa since my family moved to Topanga, in 1991. Over the years
I've seen her Realtor's practice grow and I've been impressed by her commitment
both to her work and to the community. Teresa has always been ready with
intelligent answers when I've had a question about Real Estate and land use, and
last year, she put in many hours of work helping me and my husband buy a piece of
undeveloped land in Topanga. She was quick to notify us when the land came on the
market and persistent in untangling numerous problems with the Title, liens and

Dear Teresa,
This letter is a little overdue, but I am finally settled on my new farm, for which I have
you to thank.
When it came time to sell my house in Topanga, I pretty much interviewed all of the
Topanga realtors -- some were quite obviously listing brokers, some were quite
obviously buyers brokers, but until you made your presentation, there wasn't one
agent who was the right combination of both types of broker: One person that I felt
confident that could possibly list my house and bring me a buyer. You promised me
that day nothing would fall between the cracks, that you would sell my house quickly
and that you could work with my contingencies and needs. Well, I don't think either one
of us expected the house would sell a week before the broker's open house, for full price,
with no hassles, with the long escrow I needed in order to move my business and get
settled in another house in another state!
Everything went along so smoothly with the sale of my house it seemed virtually
effortless, and I am convinced that it was largely due to the fact that you worked so
hard behind the scenes to make it so. Having you as my agent meant that someone
was always on top of things and you were always available to answer any question or
to follow up on a date that needed to be met. And an added plus was that I felt I had
made a wonderful friend in the process that cared about my well-being ...not just
closing the sale.
